SINGLE FAMILY HOUSES WITH ADUs

PROJECT SCOPE

Designing two separate dwelling units, one on each lot of about 1,700 SF each was requested.

The Owner requested that each unit be designed with an open living room and kitchen at the second floor. The units are to be copies of each other with a preference for the "Craftsman" architectural style.

Each property is to include one Accessory Dwelling Unit (ADU). The ADUs are to be about 800 SF in size and attached to the main residence and located at the ground floor.

TWO CAR REPAIR BUILDINGS

Fontana - California

PROJECT SCOPE

The owner was willing to experiment with the design of the property to achieve the best-fit development that will address the economics, politics, aesthetics and capitalize on Route 66.

The two buildings of about 40'x100' of concrete masonry unit (CMU) and panelized built-up roof system.

Floor will be reinforced concrete slab.

Administrative area includes offices, customer service waiting area, restrooms, lunchroom, and minor auto-parts storage located at ground floor.

Second floor level manager office and pantry.

TWO PRIVATE HOUSES + ADU

Silver Street, California

PROJECT SCOPE

Designing two separate dwelling units, one on each lot of about 1,900 SF each was requested.

The Owner requested that each unit be designed with an open living room and kitchen and for a two-story solution. The units are to be copies of each other with distinct colors and a preference for the "Craftsman" architectural style.

I was asked to design a green energy efficient home that will capture the views towards the lake beyond and provide a well- designed entryway.

A single story 3,500 SQ.FT. home with high vaulted ceiling in the main entryway and with large open living areas.

The Owner expressed interest in a house of conventional wood framing construction.

The lot slopes towards the backyard and will require drainage and grading plans.

The Competition Assignment

The Dubai Government alongside with Mohammed bin
Rashid Housing Establishment and Mohammed bin Rashid center for government innovation were
launching a global competition for all architects and
designers around the world to design a revolutionary, new age, innovative house, suited to the needs of Emiratis living in Dubai.

Projects should have the ability to affordably expand
and build additions to the property, while not taking
away from the function and aesthetic of the initial
design. Designs should be power efficient in order to keep running costs low and reduce the impact on the
environment, all while in keeping with the overall aesthetic.

The jury is looking for innovative designs for the house of the future, incorporating some of the methods used to construct houses in the region.

PROJECT SCOPE

The property owner's intention was to design, entitle, construct, manage and lease the property.

The project goals:

Create a destination to compete with nearby regional centers and with on-line retailers.
Design the development as a potential City gateway and landmark.
Capitalize on the present and future multi-family housing needs.
Provide a physical connection to the nearby businesses and housing.
Capitalize on the Route 66 image.
Screen unpleasant views with decorative walls and landscaping.
Create an outdoor venue / a central area node for family dining experience.

Project Scope

I was asking designing a private house on a 500 SM plot.

The owner requested to design the house with 2 floors and one basement for intertainment, a formal guest reception room, an office, living room and kitchen at the ground floor. Four bedrooms attached with private bathrooms and walk in closets and pantry at the second floor.

The recreation area at the basement contains gym, sauna, home theater and chef kitchen.
